The costs of our services depend on your requirements, the type of property and the service selected. Would you like to know more about our fees for property management, letting or sales? Please feel free to contact one of our colleagues.
You can also easily complete the contact form under ‘Services’ on our website. We would be happy to discuss your requirements and situation with you and provide you with personal advice about the available options and associated costs. Together, we can determine which service best suits you and your property.
As the owner, you remain responsible for a correct settlement of the service charges.
The security deposit is paid by the tenant at the start of the tenancy and serves as security for any damage to the property, rent arrears or other outstanding costs. At the end of the tenancy and following the final inspection, we assess whether the deposit can be refunded to the tenant in full or in part.
When a tenant terminates the tenancy agreement, we manage the process from start to finish. We inform you of the termination, schedule the final inspection and assess the condition of the property. Any issues or damage are recorded so that the security deposit can be handled correctly.
Where applicable, we then place the property back on the market and start the rental process. This includes taking photographs, determining a market-based rental price, publishing the property on various platforms, selecting suitable candidates and conducting viewings.
As part of our technical management services, we coordinate maintenance and repair requests from tenants. Where necessary, we engage qualified professionals on your behalf and inform you about the work to be carried out and any associated costs.
If you choose property management through Lightcity Housing, we are the first point of contact for your tenant. We maintain direct contact and handle questions, reports, maintenance requests and complaints.
Through our management system (Realite), tenants can easily report problems, requests and malfunctions. We take care of the further handling and keep you, as the owner, informed of important matters relating to your property.
In addition to full property management, Lightcity Housing also provides letting and sales brokerage services. In this case, we handle the rental or sales process while you continue to manage the property yourself.
We can assist you with determining a market-based price, promoting the property, selecting candidates, organising viewings and preparing the required agreements. Once the tenancy or purchase agreement has been concluded, the management remains in your hands.
Yes, this is possible. We recommend contacting us in advance so that we can discuss the possibilities with you. Depending on your situation, additional conditions may apply.
We are happy to advise you on a market-based rental price. In addition, we assess the property based on the Dutch Housing Valuation System (WWS), which determines the number of points the property receives and the corresponding rental price.
If the property has been handed over correctly and in accordance with the agreed arrangements, you can expect to receive your security deposit within 14 days after the final inspection.
If work still needs to be carried out following the handover, for example because the property was not left in the agreed condition, part of the security deposit may be withheld for this purpose.
The remaining amount of the security deposit will then be refunded once we have received the invoice from the relevant party and the costs have been determined definitively.
You can easily terminate your tenancy through the tenant portal. This is the fastest and easiest way to submit your notice. You can also submit your notice to us in writing or by email.
When giving notice, please take into account the notice period stated in your tenancy agreement, which is generally one full calendar month.
After receiving your notice, we will inform you about the next steps, including the final inspection and handover of the property.
For most tenancy agreements, the rent is indexed once a year. As the owner, you have the option to adjust the rent annually, provided this is done in accordance with applicable laws and regulations and the terms of the tenancy agreement.
The maximum rent increase depends on the sector in which the property falls (regulated or private sector) and the percentage established by the government for that year. Tenants will be informed in good time about any rent increase and its effective date.
In general, pets are not permitted in rental properties.
Would you like to keep a pet? Please contact us in advance. We can check which rules apply to your specific property.
Would you like to have an additional key made? Please contact us through the tenant portal first. Whether this is permitted depends on the arrangements in your tenancy agreement and the owner's approval. Any costs associated with making additional keys are the responsibility of the tenant.
Do you have a technical problem, malfunction or maintenance issue? You can report this through the Realite tenant portal. We will review your report and ensure that it is forwarded to the appropriate party.
You will receive the keys to your property during the check-in appointment, once the tenancy agreement has been signed and all payments due have been made.
The check-in appointment takes place at the start of the tenancy. Once the tenancy agreement has been signed and the security deposit and first rent payment have been received, the keys to the property will be handed over to you during this appointment.
During the check-in, an inspection report will also be prepared. This report records the condition of the property at the start of the tenancy. It serves as a reference at the end of the tenancy and is used during the final inspection to assess whether the property has been left in the same condition.
A security deposit provides the owner with additional security during the rental period. The deposit may be used to settle any outstanding payment obligations, damage to the property or other costs for which the tenant is responsible after the tenancy agreement ends.
After the final inspection, we assess whether the property has been properly handed over and whether there are any outstanding amounts. If the property is left in good condition and all obligations have been fulfilled, the security deposit will be refunded.
The amount of the security deposit is stated in the tenancy agreement.
The tenancy agreement will be sent to you digitally through our online system. You can easily view and sign the agreement online.
Once all parties have signed the agreement, you will receive a final version of the contract. You can download this as a PDF file and keep it for your own records.

Have you been invited to a viewing but are unable to attend yourself? You can ask someone from your network to view the property on your behalf.
Unfortunately, it is not possible to request a digital viewing. If no one is available to attend on your behalf, we kindly ask you to cancel the appointment in good time. You can contact us by telephone at +31 (0)40 243 00 30. We are available from 08:30 to 17:00.
Yes, this is possible. If you are an outgoing tenant and know someone who is interested in the property, you can provide us with this candidate's details when giving notice of your tenancy. We will then present the candidate to the owner. If the owner agrees, the candidate will be included in the rental process.
Like other interested parties, the nominated candidate will be invited for a viewing and must provide the required documentation. These documents will be assessed based on the usual requirements and criteria.
Please note that nominating a candidate does not guarantee that this person will rent the property. The final decision regarding the new tenant always lies with the owner.
If you have expressed your interest in a property through the interest form, your application has been successfully received. We only contact candidates who are selected through the random selection process and invited for a viewing.
Please note that the number of interested parties is often high and only a limited number of candidates can be invited. If you do not receive a message from us, unfortunately you have not been selected for this property. We recommend keeping an eye on our current property listings and submitting a new application when you are interested in another property.
You may be invited for a viewing if you meet the requirements for the property, such as the income requirement and appropriate household composition. Candidates who meet these requirements are included in a random selection process.
Properties are allocated through a random selection process. If your income and household composition meet the requirements of the property, you have the same chance of being selected for a viewing as other suitable candidates.
After the viewing round, the required documents will be requested. These documents will be assessed by the estate agent for completeness and suitability. The application will then be submitted to the owner, who makes the final decision regarding the allocation of the property.
No. To give every interested party a fair opportunity, all candidates are treated equally. If you are interested in a property and meet the applicable requirements, you have the same chance of being invited to a viewing as all other candidates.
In some cases, it is possible to use a guarantor. This applies exclusively to students who wish to rent a property but do not yet meet the income requirement themselves.
If you are not a student and have income from employment or another form of work, it is not possible to provide a guarantor. In that case, you must independently meet the applicable income requirements for the property.
For the properties we offer, the usual income requirement is a minimum gross monthly income of three times the basic monthly rent. The basic monthly rent refers to the rental price excluding additional costs, such as service charges, heating costs and any parking costs.
When assessing your application, we will check whether your income is sufficient to meet this requirement. If you are selected for a property, we will ask you to provide income documents for verification.
Have you found an available property that you are interested in? You can easily express your interest by completing and submitting the interest form at the bottom of the property page.
After receiving your application, it will be included in the selection procedure. If you are selected for a viewing, we will contact you. Due to the large number of applications we receive, unfortunately we cannot contact every interested party personally.
Here are your options.
Unfortunately, we do not offer digital viewings. If you are unable to attend the viewing yourself, you can ask someone from your network to attend the viewing on your behalf.
If you are unable to find someone who can attend the appointment for you, please contact us by telephone to cancel the viewing. We can be reached from 08:30 to 17:00 at +31 (0)40 243 00 30. This allows us to make the time slot available to other interested parties.
